Overview
Located in the Lefferts Gardens neighborhood of Brooklyn, New York, the Caton Avenue development was envisioned as a luxury mid-rise residential building that blends contemporary design with sustainable urban living. The proposed nine-story, 46-unit condominium development was planned for an R7-1-zoned site and used New York City’s Quality Housing regulations to maximize development potential while maintaining compatibility with the surrounding community. As part of a comprehensive preliminary design and feasibility study, the project explored innovative planning strategies to achieve a Floor Area Ratio (FAR) of 3.44 while creating a vibrant residential environment centered on an interior courtyard and thoughtfully integrated green spaces.
Architecturally, the building was designed to establish a distinctive presence through high-quality materials, varied textures, and layered façade treatments. Features included a black granite and limestone base, rusticated brick, aluminum insulated panel systems, energy-efficient storefront glazing, and curtain wall assemblies. The project was among the early mid-rise developments to incorporate a rainscreen façade system, helping advance building performance and durability within the borough. Sustainability was a key component of the design, with proposed features including solar energy systems, green and purple roof technologies for stormwater management, and other environmentally conscious building solutions. Underground parking accommodations and extensive landscaping further enhanced the project’s appeal as a forward-thinking residential development in the heart of Brooklyn.
